Yes. Purchasing a custom lot directly from the developer in communities like Ascaya, MacDonald Highlands, The Summit Club, or The Ridges requires specialized negotiation. An NDA assists in evaluating topography, builder guidelines, view studies, view corridors, and developer incentives before you acquire the dirt. Just like production builds, having representation ensures your interests are protected from the ground up.
No. Builders in Las Vegas, including major names building in Summerlin, Inspirada, Cadence, and Skye Canyon, set base pricing regardless of agent involvement. Builder policies vary, but if you walk in unrepresented, the sales team represents the builder, not you. An NDA ensures you have dedicated representation evaluating the transaction on your behalf.
A buyer rebate is a closing credit funded by broker compensation. Because builder policies, price points, and commission structures vary widely across the Las Vegas market, EGLUXE evaluates rebates on a strict case-by-case basis. When a transaction qualifies, EGLUXE may offer up to a 0.5% buyer closing credit. On an eligible $600,000 new build, this means you could receive up to $3,000 applied toward approved closing costs, rate buydowns, or builder upgrades.*

Credit amount is subject to builder participation, written buyer-broker agreement, EGLUXE receiving broker compensation at closing, lender approval, escrow/title approval, loan-program limits, and applicable law. Credit is not guaranteed, may not be available as cash back to buyer, and must be disclosed and approved on the final settlement statement. Builder policies vary, and buyer representation must typically be established before the buyer's first visit or registration with the builder.
Most builders in the Las Vegas valley require your agent to be present or registered at your very first visit to the sales center. If you sign in without representation, many builders will not allow you to add an agent after the fact. Not all builder upgrades hold value at resale, and not all builders price upgrades fairly. Let me help you get the most bang for your buck. Cosmetic upgrades such as premium tile patterns or countertop edges can often be replicated post-close for significantly less.
